If you're a nervous seller, here's a pro tip. 

One of the most nerve racking things for a seller when they’re selling their property is the inspection.  Here’s a pro tip.  If you’re concerned about what may show up on a potential inspection for a buyer when you’re actually under contract on your home, you can get an inspection done prior to listing your property and address any items that may result in issues that a buyer would flag on that inspection and that way you can get ahead of it.  Or even if you don’t fix those things, you know what’s on the report and you may know of issues that would come up.  The only downside is you’re going to have to disclose what’s on that report to potential buyers on the Seller’s Disclosure Form.  But at least they have the full picture of what’s going on in your property.
