Overpricing Your Home

Do me a favor.  Do not be one of those sellers that prices your home like, ridiculously high.  Overpricing is the kiss of death.  It doesn’t matter what market we’re in.  It’s literally the worst thing you can do, and buyers can smell it a mile away.   (upbeat music)  So you hear it all over the news.  We are in a housing crisis.  There are not enough homes for sale.  There are more buyers who want to buy homes than there are, homes listed.  We have a situation here.  So a lot of times sellers think well great.  I’ll just stick a sign in the yard and price it exactly what my zestimate says, and I’m going to get multiple offers.  Well, it’s not that simple,.   Because the buyers out there are smart.  We know you’re smart because you have access to the data.  So if you sense that a home is overpriced, you’re just going to sit back and wait, so you’ll just be patient and wait for the seller to reduce their price.  So sellers don’t do that.  That’s literally the worst thing you can do.  It’s a slippery slope, because then the buyers smell it a mile away.  So price your home right the first time.  It doesn’t matter how hot the market is.  You always want to price it right and let the buyers dictate where the value is going to go.  It doesn’t matter what your Zestimate says.  It doesn’t matter what Redfin says.  A house is only worth whatever a buyer is willing to pay.  But you have to have perceived value out of the gate, or else you could be in the danger zone.  If you agree, if you disagree, let’s have a conversation in those comments and don’t forget to Subscribe.
