What Happens at Closing?
It's the moment you've been waiting for—well, one of them. You've gone through the home-buying process, made an offer, and now it's time to sign on the dotted line. But what exactly happens at a closing? Let's dive in and find out!
So, what happens at a closing? This is where you get your keys! But first things first.
Who Attends the Closing?
Here in Michigan we close at a title office. There are a few people who will be involved in your closing 1) the buyers; 2) the sellers; and 3) a representative from the title company who will explain all the necessary documents that need to be signed Other parties include the real estate agents as well as the buyer’s lender
How Long Does Closing Take?
A closing will take approximately 40 minutes. The buyers sign first which takes about 30 minutes because they have the most papers to sign. Then the sellers will sign which takes about 10 minutes.
What Should I Bring to Closing.
Buyers are sellers are expected to provide a valid photo id such as a driver's license or passport. Don’t forget that, it’s very important because you have to prove who you are. If you’re the buyer, you must bring your down payment in the form of a cashier’s check from your bank or other cash equivalent such as a wire transfer. Your lender will tell you how much to bring to closing in the form of a Closing Disclosure document that itemizes all the details of the transaction such as purchase price, transfer tax, recording fees, and the like. If you’re the seller, you will need to bring keys for any locking doors and garage door openers.
The Basics of Closing
At the closing, you will sign a a huge pile of papers that the escrow officer will explain to you in detail ... so work out that hand muscle before you go … because youre basically sign your life away to the lender promising to pay them back for borrowing their money for the next 30 years (assuming you’ve got a 30 year loan). Other important documents include tax forms related to filing taxes, the deed which transfers legal ownership rights from one party to another, and various disclosure statements required by law. If you are paying cash for your house, you will have far less paperwork because there is no lender.

Once all those forms have been signed and stamped with official seals it's time for one of our favorite parts – exchanging keys! it marks the end of a long journey and your transition into homeownership or selling your property! This is when buyers get their new set of keys and sellers get their check and say goodbye to their home. Do you really want to live in a construction zone? Probably not. Home renovation is a huge undertaking. It's messy, it's stressful, and it always seems to cost more than you expected. So why put yourself through that. Allow yourself to settle in and enjoy your space. Get to know your house and learn what works … and what doesn’t ... because you never really know a house until you live in it for a while. Every home has it’s own quirks so learn what they are before you commit to any major changes. As you live in your home, you’ll start to get a feel for what works and what doesn’t. Don't be late with your payments. So while it's understandable to feel relieved after closing on your home, make sure not to let your guard down entirely. When you bought your house you made a promise to pay … called a Promissory Note. I will make my monthly payment on the 1st day of each month. Pay it on time so you don’t incur late fees, or get reported by your lender to the credit bureaus and take a hit on your credit score. Don't forget to pay your taxes. Michigan property taxes are billed twice annually. Once in the summer inJuly, and once in winter in December. As any new homeowner knows, there are a lot of things to keep track of when you first move in. Between unpacking boxes and learning your way around the neighborhood, it can be easy to forget some of the more practical aspects of homeownership – like setting up your garbage service. Don't forget to change your address with the Post Office and Secretary of State. If you fail to report a change of address, it’s a civil infraction and your license could get revoked or suspended. If you are local and moving, you can change your address online at the Secretary of State’s website. If you are moving from out-of-state, you will physically have to go into the Secretary of State office to get new driver's license and plates. For new residents this must be done ASAP. There is no grace period.

Inflation and Morgage Rates
A couple of issues that are top of mind for consumers in today’s housing market are inflation and mortgage rates. What the heck is going on?!
So far this year, inflation reached a high of 8.6% which is a high we haven’t seen since 1981. The economic crisis has been felt by all of us at the gas pump and in the grocery store. And it may have even impacted your ability to save for a down payment on a new home.
So you may be wondering …. what the heck is going on with the housing market? Perhaps you’re a seller and you haven’t had very many showings, or your house is still sitting on the market after 15 days. Well …. The Federal Reserve has been trying to cool off the housing market that’s been on fire and it appears they are succeeding. Although their decision to increase rates does not directly dictate what happens with mortgage rates, their decision definitely contributes to what the financial markets do and puts pressure on mortgage rates and what buyers are doing.
Every Thursday, Freddie Mac publishes interest rates, and they have been fluctuating. For the first time in 14 years, the average 30 year fixed rate mortgage was above 6% .
Has buyer demand pulled back a bit? You bet it has. With rising interest rates coupled with high home prices, some buyers have been priced right out of the market and they’re like …. Let’s go sit on the fence awhile …. Well, not literally, but …. You know …. But they are putting on the brakes, And this my friends has caused home sales to slow down and the number of homes for sale to grow.
What do the experts think will happen to rates?
According to a recent article from CNET they say this: "“as a general rule, when inflation is low, mortgage rates tend to be lower. When inflation is high, rates tend to be higher.”
According to Freddie Mac’s chief economist Sam Khater, “the high uncertainty surrounding inflation and other factors will likely cause rates to remain variable.”
So basically … they don’t have a crystal ball and can’t tell what’s going to happen to mortgage rates going forward, but I can tell you this …. Rising inflation and higher mortgage rates has had a clear impact on housing, and I keep a pulse on what’s going on and will keep you informed on what’s happening in our local market.

The real estate market in Michigan continues to slow down as we move into fall. Prices are up at the gas pump, the grocery store, and mortgage rates keep going up … we’re all feeling it and it stinks. But what goes up, will eventually come down. If you’re thinking of buying, selling, or relocating to Kalamazoo or the surrounding areas, stick around because you’re going to want to know what’s happening in our local real estate market.
We have 342 active listings in Kalamazoo County. Our low point this year was in Feb where we had 119 listings, so we have almost 3 times more active listings on the market today than we had earlier this year. In other words, there used to be a shortage of homes on the market, and now that number is rising and giving buyers more homes to choose from.
There are 236 listings currently pending which is a significant decrease from last month. we’re seeing buyers coming in with offers that are below asking price for the first time, AND looking for closing costs often range between 2% and 6% of the purchase price which we haven’t seen in a long time. Good for buyers, but for some seller’s it’s a pretty big pill to swallow.
Days on market is going up a little each month so it taking longer for homes to get into contract<br /> We’re at 14 days and we expect that to continue to rise. But keep in mind we do see a lot more relocations this time of year, and more serious buyers looking, meaning, if a buyer is willing to bundle up and go outside, you know they are serious. So it’s slower, but we typically see inventory rise in the fall heading into the spring.
We saw 308 homes sell in the last 30 days which is down slightly from the previous month.
The average sales price in September was $271,500. So we did see a drop in average sales price of from the previous month by about $41 thousand dollars ($40,648) or 13% which is pretty significant. But in comparison to last year at the same time, the average sales price was $269,893
307 new homes came on the market in September. In comparison to January there were 192 homes, so that’s almost 1-1/2 times more homes than we had the beginning of the year. If we do the math and take 307 / 30 days, that’s 10 more homes coming on the market every single day than what is coming off the market and selling. So inventory is still going up.
As you probably heard, the average fixed rate mortgage rate according to Freddie Mac is 6.94% which is the highest it’s been since January 2003. Rates and affordability are definitely a big factor as far as what’s causing the market to struggle.
Affordability challenges have priced many buyers out of the market. And as the market continues to shift, experts project homes will take longer to sell and prices will continue to slow down in the months ahead.
But here’s something. Housing in Kalamazoo County is still VERY affordable. In comparison to other parts of the country, our housing is 51% cheaper than the average in the United States. You can actually purchase a 3 bedroom 2 bath house for $250k whereas in NY, that would cost you double. Our cost of living is 24% lower than the national average. Jobs are plentiful (Stryker, Pfizer, WMU, Bronson Hospital), taxes are low and transportation costs tend to be 6% lower. Average commute time is 20 minutes, and there’s no traffic– expect on Friday at 5pm, you might have to wait at the stoplight on Oakland and Milham twice, but that’s about it. Yeah, our market might be slowing down, but Kalamazoo County is one of the best places to live in Michigan. According to US News & World Report, Kalamazoo is ranked the 3rd Best Places to Live in Michigan and ranked #40 as best places to live in the United States. And in terms of affordability, Kalamazoo is #16 in cheapest places ot live in the US

Is the Real Estate Market Cooling Off?
Is the Housing Market in a Bubble?
If you are a buyer or a seller, or relocating to Kalamazoo Michigan or the surrounding areas, I’m going to talk about the housing market and what’s happening in our local market.
I’m excited to bring the latest market update to you because I know now more than ever you have questions. In order to help you make sense of what’s really happening I want to start off by sharing this quote with you from Michael Lane from ShowingTime. It says “conditions for buyers are less competitive than they were last year at this time, while a general increase in available inventory in most markets has not only given buyers more options to consider, but more time to consider them.”

So what’s that mean? If you’re a buyer who has been sitting on the sidelines, or stepped away from the process because you couldn’t find a home, or it was crazy competitive, now may be a great time to jump back in because you have more homes to choose from and more time to deliberate without feeling rushed. The market is different than what we were looking at just a few months ago. The frenzy of the pandemic is behind us, thank goodness, and “finding a home” may not be as much of a challenge anymore.
What’s that mean for sellers? It means you’ve got more competition. Your house is going to take longer to sell. Your house is going to have to look better than the competition. You’re going to have to fix it up. If you had any items on your “honey do list”, you have to get them done. If the exterior of your home needs to be painted, if you need to update the curb appeal, or landscaping, or update your flooring, replace yucky carpet … all those things are going to now become more necessary in order to make your house sell faster, or you’re just going to have to drop your price because you have more competition now.
Take a look at this graph which is the monthly showing published by ShowingTime and it measures how many people are actually going out and looking at homes. I've customized it for our local market.

Buyer demand from April, May, June, and July in our entire MLS for single family residences is starting to cool off a bit. There was a slight uptick in showings In August, but in terms of where we were this time from last years level, we are below by 18.1% So why is that?
Mortgage rates are rising and that’s softened buyer demand out there, or a little bit of a cooling off period. We are seeing fewer buyers in the market right now than this time last year.
Freddie Mac publishes their interest rates on Thursdays. In January, rates were in the 3s and they have continued to go up. In June there was a slight dip where rates dropped to 5.09% but since then, they have been rising and on September 15th, rates went above 6% for the first time in decades. While rates have been climbing, the number of buyers has dropped.

So has buyer demand softened a bit? Yes. the frenzy I’m afraid is behind us. Most likely. But … buyers have NOT disappeared! They are still looking to find a home, it’s just that there aren’t as many buyers out there looking which is softening home sales, and that in itself creates more inventory.
What I want to show you next is data from our MLS – not just Kalamazoo, but the ENTIRE MLS for all Single Family Residences. This does not include condos. This is the latest active inventory and it shows the number of homes for sale.

The blue bars show that since February 2022, inventory has increased dramatically …… at the same time, buyer demand was softening. Take a look at August last year, there were 4278 homes for sale. And in August 2022, that number is up to 4,811, so in comparison to this time last year we have 8.4% more inventory.
So fewer buyers, more inventory. This is creating a very different dynamic in our housing market, and we can see how this active inventory is rising.
So let me break down active versus new listings for a moment.

This graph shows we actually have more homes for sale than new listings. The number of new listings coming to market in June, July, August has tailed off a little bit which means not as many new listings coming to the market. But the active listings, are increasing. What this means is that homes are staying on the market a little bit longer. Buyers have more time and they have more options. Just like we saw in that quote in the beginning, active listings are growing, creating more options for buyers.
We actually have 8.4% more inventory available in comparison to last year in August..So that is a big change if you think back to last year, where it was extremely competitive for buyers who were clamoring for endless bidding. Buyers have more options right now because overall buyer demand is softening, sales are softening, and we're seeing that create more active listings on the market.
According to this quote from realtor.com which I think really helps sum this up:

So this is huge, more choices for buyers this fall, a more moderate pace of home selling, more listings to choose from, and softening price growth will provide some breathing room for buyers searching for a home during what is typically the best time to buy a home.
So, if you have you’re a buyer who has been waiting to buy a home, and you’ve been looking, searching, out bid, unable to find what you’re looking for, with more options coming to the market, this may ease some of that pain you were feeling over the past couple of years.
So here's the big question I’m hearing right now " what's going to happen with prices?" We know that prices are defined by that tug between supply and demand. And anytime there are more buyers on the market than sellers available for that item, prices rise. But if you look at this quote, it says softening price growth.
So what does this mean? I’ve got a graph for that! Let me show you that the market is truly at an inflection point.

Showings are down 18.1% from this time last year and inventory is up 8.4%
Our supply and demand ratio is changing quickly which is something I continue to watch.
Buyer demand is down, and inventory is up. Active listings are increasing --- this is a change, this is a shift in our market. This is an inflection point, and this is going to have an impact on home prices.

Why You Will HATE Living in Kalamazoo, MI
There's a lot to love about Kalamazoo, Michigan but it's not for everyone. If you're considering moving to Kalamazoo or moving to Michigan, you'd better investigate these 7 things first.
Welcome back to my Michigan Home Girl website where we teach you everything you need toknow about buying, selling, or relocating to the Kalamazoo area. Here are my list of seven reasons why you are not gonna like living here and you’re not gonna believe what the #1 reason is so don’t miss it.
Reason number 7 - if you hate snow, don’t move to Kalamazoo. How cold should you expect it to be here? Well, here’s a point of reference … water turns to ice at 32 degrees. Between December 1st and March 1st, you can expect, in total, not all together, 3-4 weeks of temperatures between 15 degrees and 36 degrees. And the windchill factor, it’s a real thing. A 20mph wind can make 15 degrees feel like minus 2. Brrrr. You can also expect a lot of snow. We average 63 inches a season. It gets cold but we have winter sports that you may not have ever tried like snowmobiling, cross country skiing, ice skating.
Reason number 6 - if you like really hot summers, don’t move to Kalamazoo. Hot summers in Kalamazoo are really hit or miss. Some summers we’ll see temperatures above 90 degrees , but on average, our high temperature is 81 from June to August and can get down to a low of 59 degrees. It’s hot but it' not a dry heat. What’s nice is your always within 7 miles of a lake. Lake Michigan is only 45 minutes to an hour depending on where you live in Kalamazoo. The warm weather brings boating, swimming, fishing, beach, parks, hiking, and biking.
Reason number 5- if you love fresh seafood and you’re looking for fresh lobster, fresh oysters, crab … well …. we get it out of state. The only thing fresh you’ll get is fish and we’ve got a lot of them … there’s more than 130 different specifies of fish swimming around, waiting for your bait. On a good day you can catch a lot of fish.
Reason number 4 - if you want to live close to the mountains, don’t move to Kalamazoo. Michigan is about as flat as a pancake. We have hills but not mountains. Because it’s flat, and not windy curvey, all the roads are straight so there’s less chance of getting car sick. But if you like to ski … well, our ski slopes will take about 5 minutes to get to the bottom. So if your used to skiing the Rockies or Adirondack Mountains, you will be disappointed
Reason #3 - our roads - Michigan evaluates roads on a 1 to 10 scale (1 is lowest) and 39% of all the roads in Kalamazoo County have a 1 rating. Local roads are often worse off. I’m not gonna lie, our roads get pretty beat up after the winter and driving in the Spring can be a little dangerous. More like a pothole nightmare. These dangerous craters will have you dodging wide cracks and potholes so you don’t end up with a blown tire or bent rims. Because it’s flat, your gas mileage will be better!
Reason #2 - if you want a gigantic airport where you have to take a train from one terminal to the other, you’re not going to like the Kalamazoo airport. We have 1 terminal and 5 gates. When I show up, and there are 20 people in line for security, I usually go, “Oh crud, I should have got here earlier!” But honestly, I don’t think I’ve EVER waited in line for security at the Kalamazoo airport for more than about 10 minutes. But our Kalamazoo Airport is pretty AWESOME because there are no lines. It’s a small airport. It is called an “international airport” but I don’t know of any flights out of the country directly from Kalamazoo. I think it has to go to Detroit and then it goes out of the country. So if you’re used to flying out of O’Hare, LaGuardia, or Atlanta, or one of these airports where you have to show up hours ahead of time, and by the way, long term parking costs something like $15/day, you’re probably gonna love the Kalamazoo airport.
Reason number 1 If you like getting a big property tax reduction on your income taxes, don’t move to Kalamazoo. I talk to people that live in California and I used to live in New York, and seriously I don’t know how people do it. When you’re spending $30,000/year on property taxes, that’s just mind boggling. Typical property taxes here are $3000, $4000, $5000 - maybe if you have lakefront property you’re spending like a whopping $10,000 for property taxes. Our property taxes here are extremely reasonable. And you get a lot of house for your money too which is not a bad thing.

It's Hometip Tuesday and today’s tip is about keeping your pool sparkling for the summer!
Establish a weekly routine to clean your pool. Test the pH level weekly with a pool water test kit. Chemical level guidelines will vary depending on the season and weather but in general, pH levels should remain between 7.2 and 8 for the cleanest, safest water.
To get rid of any contaminants and reduce cloudy water, you should shock the pool weekly —preferably at night, so that the sun doesn't destroy your chemical mixture. How much shock you use depends on the size of your pool. A general rule of thumb is to add 1 pound of pool shock for every 10,000 gallons of water but refer to the manufacturer’s instructions for property usage.

Hey everybody. Janice Allen and on this edition of Foodie Friday I’m at a Knot just a Bar – that’s K-N-O-T in Bay Harbor near Petoskey, Michigan. It’s the perfect place to hang out by the water which overlooks Bay Harbor Marina. You can enjoy sunsets while having dinner on the patio. This restaurant has been around since 1942 and used to be the old harbor master’s building. They are known for their fresh fish and half pound burgers so we gave the fish and chips a try with their lobster bisque soup which was fabulous!

June 2022 - Kalamazoo, Van Buren, St. Joseph Counties
The news headlines leave a lot of people wondering will the market crash and I like to back the information up with data and tell you what’s really happening in our local market.
KALAMAZOO COUNTY REAL ESTATE MARKET
So the first thing I want to share with you is months supply of inventory in Kalamazoo County. That number is .6 months or 20 days. If no other properties came on the market today, it would take 20 days to sell everything we have. In the past 30 days we saw 387 homes enter the market in Kalamazoo County and 274 homes sold. The number of homes available for sale are coming on the market faster than they are selling. The average sales price of homes sold in Kalamazoo county in the past 30 days was $311,315 with an average of 10 days on the market with a sold to list price ratio of 104.2% which means that on average, homes that sold in Kalmaazoo County went 4.2% above the average list price in the past 30 days.
VAN BUREN COUNTY REAL ESTATE MARKET
In Van Buren County months supply of inventory went up to 1.6. In the past 30 days we saw 144 homes come on the market and 90 sales. Supply is up from the prior month to 1.6 months. The number of homes available for sale are coming on the market faster than they are selling. In Van Buren County 144 homes came on the market and 90 homes sold, The average sales price of homes sold in Van Buren County in the past 30 days was $309,626 with an average of 20 days on the market with a sold to list price ratio of 100.4%, so on average, homes in Van Buren county went .4% above the average list price in the past 30 days.
ST. JOSEPH COUNTY REAL ESTATE MARKET
In St. Joseph county, months supply of inventory is also up at 1.4 months. In the past 30 days we saw 76 homes enter the market with 54 sales. The average sales price went up from the previous month by to $287,982 with an average of 35 days on the market with a sold to list price ratio of 99.3%, so on average, homes in St. Joe County were .7% below the average list price in the past 30 days.
So overall, inventory is still extremely low because in a balanced market, we have 6 months supply of inventory. Buyers don’t have a ton of options if they want to buy a house right now but more and more inventory is coming to market each month. Should I Buy a Home Now or Wait Until 2023?
Not sure if it is a good time to buy a house. The real estate market is shifting … in a good way. The last couple of years have been intense. In all my 21 years in the business I’ve never seen 2% interest rates with 20-30 offers on a property. Now that the market is normalizing, even though interest rates are rising it doesn’t mean it’s a bad time to buy a home.
On a quarterly basis, the Home Price Expectation Survey is published. Over 100 housing market experts are surveyed. They give their opinion on where they see prices headed and the forecast for the year is just over 9% appreciation. Over the next four years, they expect prices to continue to go up, just at a slower pace.
Buying a house right now is cheaper than renting. The longer you wait, the more expensive homes will be. Interest rates are climbing, but there are lending programs that allow for adjustable rate mortgages which can lower you payment.
Once you purchase a home, you start to build equity and that appreciation will help you build wealth over time. The good news is more inventory is coming on the market and now may be the right time for you to begin the home search process! On this edition of #DiscoverKalamazoo, it’s week 3 of Kalamazoo’s best beaches. Coming in this week is Markin Glen Park which is located on the North side of Kalamazoo County and used to be the estate for Morris Markin who founded Check Cab Corporation. What I love about this Park’s swimming beach is it that it’s equipped with handicap access right into the water and there’s plenty of shallow areas for the kids. There is a 5 mile mountain bike trail, hiking trails that lead to a picturesque views of Kalamazoo from on top of the hill, a state of the art campground, picnic shelters, tennis courts, volleyball and softball fields, and 2 fishing piers so get out there and enjoy Kalamazoo! Hey everybody, Janice Allen, your Michigan Home Girl at Jaqua and it’s Hometip Tuesday and today my tip is about giving your dryer some TLC.
How often should a dryer be serviced? DIY dryer maintenance is easy. Here are 5 tips for maintaining your dryer.
Aside from cleaning your lint filter each time you use your dryer, every three months or so remove and wash the link screen thoroughly by popping it in the dishwasher to clear residue left from dryer sheets. While the screen is out, clean the lint trap with a vacuum or get a dryer lint brush attachment to clean the inside of the trap because lint can build up there too. If you find that the automatic cycle isn’t fully drying your clothes, check for excess lint in the dryer vent tube by removing it from the back and cleaning out any lint build up. Periodically, check the vent cap outside and clean it because lawn clippings or dirt can build up around the vent. And make sure you wipe down the inside of the drum with some rubbing alcohol to remove residue from dryer sheets. I hope you found this tip useful. <br />The housing market is a hot topic these days, and news headlines leave a lot of people wondering will the market crash? What happens to home prices during a recession? Are houses cheaper during a recession? one thing I want to share with you to put you at ease is history proves a recession does not equal a housing crisis.<br /><br />One reason why home prices are so inflated right now is we have had more buyers looking for homes with very low housing inventory. We have had six recessions in our country since the 1980s and home prices went up during recessions. The only time prices did not appreciate was in the 1990s, which had minimal impact. The second time was during the housing crash in 2008 which occurred because of extremely lenient lending standards which have since tightened up. As a realtor who survived the housing crash, I remember being at the closing table as a listing agent wondering how some of these people were able to afford a $400,000 house when their jobs just didn’t seem to justify the price.<br /><br />During those recessions, home values rose. Hey everybody, Janice Allen and on this edition of Foodie Friday I’m at Latitude 42 Brewing Company in Portage which is a family owned restaurant and microbrewery that launched in 2013. This is the perfect place to enjoy some food, a beverage, and to hang out with friends.
<br />They have beautiful patio space with live music in the summer with an outside bar and space for horseshoes and bean bag toss. There is also a retail space with great gift ideas, including growlers and 6-packs to go. On their sandwiches and burgers they sear their logo into the bread which is pretty cool. Hey, I'm easily entertained! Today we heard they were serving up a Great Lakes Dip with their braised beef, haystack onions and L42 Sauce so I thought I’d give it a try.

7 Tips for Replacing a Window Screen
Window screens can get punctured or torn, but as long as the frame is in good shape window screen repairs are easy and can be done in a few minutes. Before you go to the home center, know the size of your window. Select a replace screen material such as fiberglass which makes installation easier. Pry out the old spline with a narrow tipped screwdriver, Lay the new screen over the frame so that it overlaps about an inch. Cut each corner at a 45-degree angle just slightly beyond the spline groove to keep the screen from bunching in the corners. Starting in the corner, install the new spline by using a screen rolling tool to push the spline and screen material into the groove. Using a utility knife, trim the excess screen material. rim excess screen material using a utility knife with a new sharp blade. You’ll want to angle the blade when cutting.

On this edition of Foodie Friday I am at LA Cafe in downtown Three Rivers on W. Michigan Avenue. The initials LA stand for the owner’s name – Leslie Ann. This year, LA Café is celebrating 15 years. They are located in a historical building that used to be the plant that furnished electricity to the City of Three River.
The owners have done a remarkable job of utilizing every nook and cranny of their facility including outdoor seating in their garden or around back overlooking Memory Isle Park, and there’s even a drive thru.
They have an amazing coffee selection and all bakery items are recipes from the owners grandmother or great grandmother. We stopped in for lunch and decided to try the turkey cranberry sandwich, freshly brewed iced tea, and top it off with some homemade chocolate cake!
LA café has some of the best coffee and food around . Their website says one visit and you’ll be hooked and I have to say we are definitely hooked. Woods Lake Park is in the heart of Kalamazoo near the Winchell/Oakwood neighborhoods and is right across the street from Oakwood Plaza on Oakland Drive in Kalamazoo. Located on 6-1/2 acres, it has a small lake with a sandy beach that starts out pretty shallow, which is great for the kiddos. The lake is surrounded by woods on all sides, there’s a nice walking path that goes around the lake and a place to launch your canoe or kayak or paddle board. If you work nearby, this is a great place to escape on your lunch hour.
